You might be wondering what your Association is responsible for.
Phase II of Mountain Brook Estates Homeowners Association, Inc., is responsible for basic lawn maintenance of your home and maintenance of the Association's common areas.
The Association contracts with a lawn maintenance company to perform BASIC lawn services on your property (and the Association common areas). This includes mowing, edging beds, blowing of clippings and debris only. They do not perform trimming of trees or ornamental shrubs. The Association will mulch once per year in the plant beds as originally installed by the developer. If you add to a bed, change the bed footprint, or an additional landscape beds, those will not be mulched by the Association.
The Association is not responsible for the removal or treatment of weeds or pests in plant beds or turf.
The Roadways and common sidewalks have been turned over to the City of Roanoke.
Snow removal of the roadways and main sidewalks is handled by the Developer at this time and will eventually be turned over to the ROANOKE CITY DEPT OF TRANSPORTATION.
The developer is responsible for the maintenance of the MAIN sidewalks in the community until they are turned over the City of Roanoke.
There is a 3”-4” minimum for plowing on roadways.
The City may require owners to clear any City maintained sidewalk adjacent to their property.
Snow removal of lead walkways (walkways on owner property) and driveways are NOT covered by the Association.
Fences (should be approved by the Association) and should allow for commercial mowers to have access. Contractors are not responsible for moving objects out of the way to perform services.
Pet waste should be cleaned up prior to contracted services being performed.
The Association nor it's contractors are responsible for damage to fences from weed-eater/string trimmers.
